First new residential building at the Hofbogenpark Rotterdam

HOBO Insulindestraat Rotterdam is located at the new Hofbogenpark, the longest roof park in the Netherlands on the monumental Hofbogen in Rotterdam. The striking building at the bend of the old railway viaduct celebrates living in the city with a varied range of studios and lofts. With nature-inclusive terraces and an inner garden, the green Hofbogenpark is continued in the building and a healthy living environment is created. The architecture connects in a contemporary way to the industrial character and brick architecture of the Insulindestraat.

The building has 46 apartments around a collective inner garden and are oriented towards the Insulindestraat and the Hofbogenpark. The roof terrace apartments have panoramic views of the Rotterdam skyline.

Curved and stepped building

On the Insulindestraat, we are creating a proud building that emphasizes the curved structure of the street. The facade is designed in facets as a classic triptych with plinth, middle and top. In addition to the main entrance and small commercial space, the lively plinth has two bel-etage homes on the street. The middle section in four layers offers sheltered outdoor spaces on the west, with an alternating rhythm of recessed French balconies. Above that are two layers with recessed roof terraces. 

On the Hofbogen side, we are creating a stepped building with a view of the National Monument and Dakpark. On the lower layers are double-height homes on a communal garden. Above that, the homes with wide terraces and balconies form a diagonal sculpture in the bend of the railway where visual relationships with the Rotterdam city center are established.

Space for meeting

Both building parts are connected by gallery access and are located around the communal courtyard, which actively stimulates encounters between residents. The ‘hiding’ of the elevator on the ground floor and an inviting entrance from the entrance hall to the inner garden contribute to this.

Industrial brick architecture

The building is designed as a sturdy brick sculpture. The mixed red brick facades, green glazed brick plinth and red lead-coloured fencing and window frames refer in a contemporary way to the character of the former industrial street.

Green urban living

The green flora and fauna biotopes of the adjacent Roof Park are continued in the building. The intimate inner garden forms a green oasis with lush climbing plants. The terraces and balconies are planted with fragrant herbs and flowers.
